I have a property in Cobb County where I received an exorbitant contractor estimate of close to $30,000 for repairs/updates on a 3 bedroom, 1.5 bathroom, 1000 SQ FT house built in 1970.

What is your renovation estimate for this house?  

I know that guys like @Lori Valene, @Aaron Ramm, @Tarl Yarber, @Ryland Taniguchi, @Brian Fouts, @Kevin Carbon all operate in the Tacoma area and would be interested in any deals you have dug up, I would certainly consider a partnership to help you learn the business.For other actionable steps, I would start spending a few hours every week scanning the MLS, Redfin, Zillow, etc. and learning what houses sell for in your area, learn the market and start learning how to estimate rehab/renovations costs.

With your team's background in construction and interior work, I would say you should look into flipping and if a deal comes along that you don't have the bandwidth for, you have the ability to wholesale it with a good estimate on rehab/renovation costs.There should be an informal BP Meet-Up soon that I would recommend attending, they are a great way to network with other investors in a low-pressure atmosphere.

We estimate minimum of $30k was spent on that but he did a good job.

Then estimate the value of your other assets like your car/truck, boat, other big ticket items. 

The balance on the condo books would have been accumulating while only a years worth of maintenance would be collectable from the bank, but from a non-bank party, I believe they would have to pay all of the association fees that were in arrears.

About furnaces and expenditures, I look at the prospect as an experiment by which I could build in an exit clause to the deal, but if it works, I will have small but welcome passive revenue and accumulate the differential towards a reserve repair fund.

That's what they put on a good faith estimate I got, but I'll double check that in case that sounds low.
