Wholesaling or Subject-To, or....

Hello BP - I am newbie indeed.  I drove around the other day and found 25 vacant homes in the Tacoma, Wa.  Took photos  of them - Question is - what's my next step???  Please help.

@Robin McGee THATS AWESOME! Nice work. So many people refuse to put in the time. So that really is the first step, now the more difficult part. 

Look them up on the county website and check where their tax statements are being mailed to. Pierce County Assement page

Mail them a little letter talking about how you would like to purchase their home or sell it or whatever you want to do. Then call them if you can, some online sites provide or a broker can get it if they ever listed their house before. Finally go and knock on their door, but mention that you sent a letter and didnt hear back and...blah blah blah, but its important to say with a big smile, "i mailed you a letter (or postcard) and i was just following up and seeing what you think....." or whatever, because that establishes the rapport that your looking for. a warm greeting instead of a cold greeting (ie cold call)

Then ask them about it and see what the heck is going on. Ive had two in the last week that didn't even know they owned the home due to bankruptcy and divorces. CRAZY STUFF!

I looked for another one the other day but everyone in the dudes family passed away. I got stuck and moved on. Let the city or county deal with it. If anyone wants to throw out a recommendation for how i would sell that dilapidated property with all dead owners, holla. Id super appreciate it.
