Just be sure to do a few test signs first by just putting up 1 or 2 to gauge how they pull.

FSBOs usually won't make your 'motivated' test.  

You don't need to memorize the text book, but do take the tests in each chapter, it will sink in quickly. 

I own several houses between 13th and 6th - the land has been tested there and has always tested fine. 

While certainly not unique, my strategy to crush it in the SFR space is to be highly organized, have a time-tested workflow process and an experienced staff to implement it.

Just asking..I personally use the bright yellow poster board and hand write all of my signs.My mentor tested 500 different types of signs and found that the hand written yellow posterboard signs pull the most calls.
