The home can have up to THREE extra Units - but if it does have more than two, there will be a self-sufficiency test whereby your mortgage would need to be 100% covered within 75% of appraised rents from those other Units.

Property taxes and insurance are as a percentage of your gross.I try to shoot for 15 percent, but it usually falls closer to 17/18 lately.I figure if I am self managing, if I can hit 15 percent. that allows 5 for vacancy, 10 for maintenance, and 10 percent for capex, to get to 40 percent overall OE'sWhat's everybody else getting in their market or shooting for?
