10)what kind of ongoing compliance is there?

Hello all, this is my first post and I have a bit of a random question I ran into today.Is it legal to door knock a property that you know is tenant occupied, in order to get the owner's phone number (and possibly other information) from the tenant?

This was done six months before as well, so I expect it to be an ongoing maintenance thing.  

I found the majority of agents I ran into, even ones with years of experience, don't have the experience with working these types of properties.

I ran my numbers using the mortgage loan terms I just got this week when I closed my duplex.

I knew that it was the best way to create ongoing income.

Months ago I considered getting my real estate license, but I came to realize that it is not worth the time, expense and ongoing expense to maintain the license just in order to have access to MLS.

I ran mine in the attic.

I am looking for a new deal and one of the ongoing themes that investors like to find is an area with a good school district.
