You nailed it, very glad I refi'd when I did.The target market for this property is focused on high-income individuals and families who work in the Silicon Beach area, particularly at major tech companies such as Google, Facebook, Snap, Apple, Time Warner, Tencent, and others.

There usually is a cap on maximum increase but it usually is ~4%.  

Axel Meierhoefer Of course I am biased, but I will mention that we are quite happy with the cash flow down here in Birmingham, AL ;) But more importantly, @Andrew Ware hit the nail squarely on the head - the best market is where you find numbers that work AND people you trust - and the people are absolutely more important than the perfect numbers.

Hello, am just getting in to the realm of Real Estate Investing in the Denver, Colorado area and I'm here to ask a question about a particular aspect of finding a good deal...Currently, I have a W-2 job in sales that yields a healthy income - I am 100% commission so I don't have a cap on how much I can (and can't) earn and in this roll.  

Any ideas/suggestions are appreciated before I start spending money to nail down this value.
