I have managed that just fine in the past going through the refi on one rental while still in hard-money on another. 

I’ve personally been very happy with the overall performance of my portfolio.In my opinion, the most important thing to understand is that this is not like investing in the stock market where in a person can just blindly pick a few index funds and will probably end up fine.

Now my 70 year old mother in law is fine going down there.

The analysis is fine you just allocate your expenses differently.

Any fines charged resulting from maintaining the grounds, or failure to do so, resides with tenant.

But it would be fine for you to also own a tenant in common % of the new property. 

So if you ALREADY have an LLC that has another member, that would be fine to use.
