I have a question about clean up after a tenant leaves.I think we can agree that even a very good tenant is going to leave you atlest an hour or two of work to get the place looking ncie enough to show to prospective tenants.Does this mean that a tenant should just assume that atleast a portion of their deposit will be gone no matter how well they keep it?

Nor do you say who your prospective tenants are, which also makes a difference.Personally, I'd put in electric baseboard heaters.

Advantages:I know and like Bill (my prospective partner) He owns his own landscaping business and has a few employees that make for a ready source of labor when we need it.It is also good to know that somebody with some skin in the game is around while the other is not (vacations, work, etc) I would prefer this over hiring outsiders to handle things.We are both looking long term.
