Software for follow up to Sellers

We are using a file folder system to track all offers, incoming leads, follow ups, and active deals. There has to be a better way with all the technological advancements over the past few years! What's a good web based or software program that can manage our mailing campaigns, follow up, and contact databases??? Thanks!
