You can either buy lists or I use Prop Stream to pull data and get the addresses skip traced (a cheaper way to do it).

My personal suggestion is in line with @John Swann, figure out how much is necessary in repairs and what the income stream of the asset is after taking out all monthly expenses.

I am in a completely unrelated field (health care) but many of us have second jobs for additional income, including myself, so RE is just a third stream of income and everyone understands (or probably doesn't care).
