You could have the seller sign a "3rd. party authorization form" so that you may contact the lender(s) directly in behalf of the borrower and get the story straight.

There are numerous experienced rehabbers on this forum, such as myself, who would gladly put in more skin, do the leg work, and give you a better return whether it is through a profit split ratio or straight up loan.Going rate for private lending, I've seen, anywhere from 8% - 14% simple interest with maybe 0 to 2 points on the front end.
