Do you have to spend a lot on renovation?

The local laws could be such that you have to spend a ridiculous amount of time getting the project approved and built.

I have been so caught up on how and what to spend money on that my business is not receiving what it needs.

Some lenders will go up to 40% (maybe 50%) for your mortgage BUT do you really feel comfortable spending that much of your monthly cashflow on just the roof over your head?

I can get a gutted double, or ran down place for about 15k, or I could spend 45k and get a rent ready duplex?

I know that house will need some work after she moves out, especially because she was smoking in master bedroom at one point (stopped after I found out), so I might have to spend money to get the smell out among other things.
