For a period of ninety (90) days prior to the expiration of the term of this Lease or any renewal thereof, Landlord shall have the right, at reasonable times, to show prospective tenants or purchasers the Premises and to post “For Sale” or “For Rent” signs thereon, if not prohibited by law, with reasonable notice to the Tenant.

I would replace the art work with something else for the future and include in your terms that any type of filming is prohibited or contact you to discuss. 

It is possible to partner with your IRA but in most cases this will result in prohibited transaction, keep your IRA funds separated.

His agent is claiming that at that price seller financing is cost prohibitive.
