Question: Southern CA STR Amenity Question

Hi all! I'm researching purchasing a property in California's Ventura County for my family's use and to STR. A home with a pool thats about 30min inland from the coast and 30min to Universal Studios/Hollwood is what will suit my family best. The few PMs I've talked to don't think a STR inland with a pool will be desirable for renters and are encouraging me to move my search closer to the beach, however they've never managed STRs with pools where I'm looking. There are a few on VRBO and AirBnB which seem to be decently booked.

Are these PMs biased due to their lack of experience in the area? Does anyone have experience with STR pool homes inland from the coast and if they're desirable to renters?

I think 30 minutes from the beach and Universal is a little too far away. I think you need to be 15 to 20 minutes away from Universal max.

The beach I think you need to be blocks away from,  to take advantage of its tourism.
