heloc + self directed ira to flip

Hello BP community:

Recently I have been in the process of talking to a lot people regarding buy and holds and flipping.

By some luck I met a woman who has been flipping for the last 20 years and has offered to walk me through a flip.

I work full time, but she has a network of people she has been working with from the company to hold the self directed IRA, attorney, cpa, contractors and she told me the longest a house she flipped ever took to sell was 10 days.

I was thinking of using a self directed IRA 150k and 100k heloc for my first flip.

Thoughts?

Has anyone used funds from both for a flip?

How did it go?
