. -- ALL this coming from the perspective of - as a homeowner in a job-dense area, I can easily get 30-50 single roommate inquiries in a month for a room in my house where price is $700/mo vs a 1 BR apt which might be $1400/mo before utilities.

Does anyone have experience in this realm that can give me some solid perspective?

This was a nice buffer to where almost anything would be covered or close from an emergency perspective.  

That is a super interesting perspective and had not really though about the Real Estate market with higher liquidity around new construction and lower liquidity as you get further away.

There's a mixture of both that is completely dependant on the individual investor's situation...goals, starting point, timeline, market, knowledge base, etc...although I will say all cash is a matter of perspective..

Though I’m hoping that this new chapter in my investing career is as promising as It looks, I’d love some perspective on how to tackle the following challenges. 1.

There is always an opportunity with some time and some perspective.  

I just need 2 years of work experience and should be ready to start this gravy train.I'm still researching and learning about the USDA loan, how to rent, and practicing evaluating properties but I want to get other people's perspectives, opinions, and ideas about using the USDA loan to buy my first property.I go to school at VCU and I live in Richmond, the USDA doesn't cover homes in the city but in the neighboring cities.
