So in an incredibly hot market where most properties are receiving 5 or more offers you want to offer 20% below list price?

The Summers are hot but doable unless you are working outside all day.

Especially for those feeling beat up by the hot market.

If another tenant months or years from now was ticked at me and decided to file a lawsuit and some lawyer was able to track my records to determine that I made an exception for another tenant and didn't offer them the same courtesy, I could get into a lot of hot water.What do you think?

I'm not arguing that the market isn't hot, it's just not as hot as the chart makes it look.

After a couple days of this information marinating in my head I walked into the living room where my husband fell asleep after a very hard and hot day (he works as an HVAC tech in AZ) I woke him up and said to him "you have showed me that I can trust in you and when you promise you keep that promise, you are a hard worker and you have gotten us this far, so yes I will walk next to you no matter how hard it gets".
