Is this an application for Emergency Rental Assistance Program (ERAP) funds?

Introduce yourself as the new owner, tell them how to contact you for ordinary reasons, how to contact you in an emergency, how to pay rent, etc.

Pay off your debts, work on building some marketable skills while you all get the best jobs you can, and save what’s left over from that $80k as an emergency fund until you can buy your own starter house.

Indicating whether or not they're free to perform non emergent repairs below a spending threshold without consulting me first. 

Hoping to get some feedback on my strategy.My plan is to save for one year (45K) to cover DP (5%), closing costs (12K), and emergency fund (6K); buy a fourplex in a class B neighborhood; rent and hold long-term.

Most BP folks want to build long-term wealth through buy & hold so multi-family house-hacking is typically my suggestion in a market like NY.There are some emerging markets throughout the country where a 20% down payment is about the same or less than a 3.5% down payment in NY.

It’s a lot of work but if you want to you just have to setup systems in place so that things will flow easy when you have a repair needed or an emergency.

What does your contract stipulated for these emergency situations?

Landlord has HO6 walls in policy who is that agent/policy#/emailHOA even if an emergency had to notify you in advance.

Assuming I purchase at asking price, I only have enough for a 15% down payment plus closing costs, a tiny bit of rehab, and an emergency fund of 3 months worth of expenses.
