Any specific tips on long-distance, self-management?

I read through most of the book provided online as well and it's definitely a lot of great information but again would still like some guidance on the best place to start....Would definiltey appreciate any advice anybody can give, I want practical and attainable tips to get my feet wet.

I think the number one issue most people new to the game struggle with is how to obtain money to fund their deals. What avenues to take, what do they actually need to present to Hard Money companies to get their deals...

If anyone has any tips on apartment hacking I'd greatly appreciate it.
