When you are new you may not feel comfortable with this and that is OK.

Buy a new primary at a better rate and rent out your current primary?

I want to know recommendation of starting in a new state should I go with a property manager or people in the Oklahoma City area that are investors have you used rentredi, and what have your experiences been with rentredi?

I am interesting in a small (brand new) commercial condo, and when I entered for a viewing the floor had been slightly raised up (I think because of the basement) and there was a long ramp up the side of the room. 

My family and I are fairly new to the area so all but one of our rentals are in other states.  

Main question: The seller is asking 675k I think I could get a loan for the park for around 375k-500k(Maybe totally off just off me doing my numbers and their 8% interest rate and their typical 25% OpExp ratio and if they are all similar in running the projection of a new MH brought in $1500 per month new revenue).

I'm new to the area, and thought that joining CT REIA might be a way to start out.

It seems like a very beneficial program for someone like me who's new to real estate investing. 

Hey all you land trust junkies I just got an e mail from a title company in MO that closed a deal a few years ago and the buyer put it in a land trust they are trying to sell .. but the title company wont insure it as they claim land trust are not legal entities in MO.so title needs me to do a new deed to clean up title which of course we will do.. but just think if the sellers in other situations were not in the bizz like us and would not understand or respond or you cant find them all those land trust are dead in the water currently.  

I've worked exclusively with builders on for-sale subdivisions throughout Southern CA for the past ~20 years (thousands of new homes) and cannot think of a single time one of my builder-clients has retraded on price after a third-party inspector toured on behalf of a buyer.
