If there is a shared interest in traveling or buying a jet ski you could show how the profits from a flip or rental income could pay for it.

If I'm confident that I will be doing my own management and return the 10% back to my own pocket, does this property make more sense. 

I think the biggest issue you're going to run into comes down to time differences and difficulty traveling to the property.

But what about a SFH being leased as student rentals, where they typically can't afford their own appliances, and they're used to traveling to laundromats anyhow (or the basement of the college dorm)?

Which neighborhoods are better for Midterm rentals (demographic is corporate or traveling healthcare)?
