Looking for Denver Metrics for evaluating Properties

As we know Denver real estate is expensive.  I have also heard that no area is too expensive if the number work (BP Webinars)  I know there are different factors to consider when looking at a property.  I am wondering if someone can give me info as to where to get metrics for Denver neighborhoods in terms of the following topics:  Which neighborhood to look into for appreciation.  Which neighborhoods are better for Midterm rentals (demographic is corporate or traveling healthcare)?  I am a professional real estate stager and I have connections to real estate professionals and I question them about neighborhoods and trends, but I'm also looking for additional hard data that I can relay to people when they say they want to invest in Denver but it's too expensive.  It seems like a difficult concept to sell to people in Denver - and I get it, I see it.   I still think there can be some properties to invest in that makes sense, even in Denver.  Any thoughts?
