I have friends who are financially very successful and could buy deals on their own but quickly realize they don't have time to look at enough deals to know the right deal.

If you are worried about the $600 think of it this way: another empty month at 3,100 means it will take 5 more months to recoup that loss once you do realize you need to drop the rent and get it filled. 

However, I realize that real estate is probably later in the cycle and am assuming that the growth can't go on forever, so I'm stuck in the indecisiveness of trying to wait until the market drops, or finding the best deal I can and hope for the best. 

I first got interested from Reading Rich Dad Poor Dad, it made me realize how wrong my financial views were, especially because I was the type of guy that always tried to consume all the over time I could get!

I've tried to get her interested and involved but realize that it's just not her thing. 

I did not realize I couldn't use the equity created from the rehab towards the down payment since my name needs to be on title for at least 6 months.

Landlords don't realize (or don't care) that $300 for moving expenses is a big deal for some of their tenants. 

And I also realize a large majority of landlords (Mom and Pop or big company) are ignorant or just ignore that rule.
