I need private money for a property in Portland Oregon
INvestment property = It's a SFH 3B/1B, 1,100 sqft with a ARV of $385K, Rehab done for $35K, Purchase price of $292,500. I did not realize I couldn't use the equity created from the rehab towards the down payment since my name needs to be on title for at least 6 months. I need a $67,500 loan for the down payment to purchase the house, the loan will be paid back within a year after I do a cash out refi. BTW I looked at hard money lenders and the fees are just too much.
