Sad, but true, and sorry for the PMs out there who actually do improve an owner's profits - you are rare, in my experience, as both someone who has hired one, to being the mother of a daughter who was royally ripped off by one, to being a friend of someone royally ripped off by one....and as a former on-site manager and self-managing rental owner who knows what it takes to manage a property well. 

The sad reality is most folks today are double minded ,fickle ,and have no intestinal fortitude 

I have the cash to pay this home off (sadly..... should put it to better use, but knew this expense would come up). 

Sadly that's the sue happy society we live in. 

There are plenty of tenant advocates here in MD and sadly some of them wear judges robes.

Sadly, my gut is telling me that this is turning into a legal battle.

Sadly, you might need to explain to them how to use a washing machine and how much stuff you can put in it.
