A business partner and I purchased a pizza place in Tampa from a small Italian chain that was wanting to move out of the market.

You could call code enforment on him but utimately if he does not move you will be responiable. 

But the party was great, I've only moved to Hawaii for 1.5 years, so all these friends of friends groups taking me in, welcoming me as their old time friends really means a lot to me.

Given the fact that I’m single and have zero dependents I figured it may make sense to move to the new house for at least a year to get a primary residence mortgage with a lower rate and rent out my existing house as a furnished mid-term rental.My question is around taxes: my current home needs significant repairs and updates (about $20-30k’s worth 😬) before it’s ready to be rented (the pool enclosure went partially down during a storm among other things).

Updated units that show well still move quickly at or above market rent.What type of finishes does your unit have?

Going forward, if the tenant is "problematic" as you say, I would probably not renew the lease. 

Can anyone provide advice and steps to moving this forward?
