See if it would be possible to either capture the property closer to $220,000, or see if there is any way that the rents can be raised with minimal expense on your end (may clean up and fresh paint can increase the rents from $2,200 to $2,400 or higher) or a combination of the two.

The one with a separate basement unit came to us in that configuration and I am contemplating "undoing it".Since those acquisitions, we have made a point to avoid basement apartments.In your situation, I would side with your husband and look for a duplex, triplex or quad on which to deposit your 50K.Down the road, if you look to move out of our house ... sell it ... or, if you are inclined to keep it, rent the entire house (w/ basement laundry & storage) for 1600 - 1800/mth.

Here are the stats on the house: 3 bed / 1.5 bath 1026 sqft living 5662 sqft lot Built: 1985 Brick exterior, wood floors, ceramic tile kitchen, newer dark wood cabinets, newer appliances, freshly painted throughout, new front yard, fenced back yard.

Some information from 6 or 7 months ago when we went over his expenses:Warehouse Unit for business parts & storage ~ $350 / monthAuto Payment - ~$300 / month (roughly 3 years in to a 5 yr loan)Auto Insurance - ~$50Gas - ~$200 (could be higher, drives a lot on service route and delivery)Utilities - ~$200 / monthCell Phone (which is also his business phone) - $75Food - no idea.Cable & Internet - I think he cancelled this, not 100% sure.My basic approach is going to be first, get an honest and accurate assessment of his expenses.
