Need valuation help fast for Fort Worth, TX 76137

Hello All,

I have a deal that came in today for a house in Fort Worth, Texas (76137). The property is on Wineberry Dr.

Here are the stats on the house:

3 bed / 1.5 bath
1026 sqft living
5662 sqft lot
Built: 1985
Brick exterior, wood floors, ceramic tile kitchen, newer dark wood cabinets, newer appliances, freshly painted throughout, new front yard, fenced back yard.

I was informed by an investor in the area that foundation problems are an issue in the area. (Not sure how to estimate that cost.)

Based on the area, the comps I'm seeing are between $83k and $89k for the ARV. The county is assessing the value at $72,200.

Seller stated she had a long list of people wanting to rent it at $950/mo each time it became available.

I made an offer at 60% below ARV (before I knew about the potential foundation issue)!

The seller owes $7k in taxes and wants $69,900. There is NO mortgage on the house. She is super motivated to sell.

I'm a wholesaler with no intention of doing a rehab, so with that in mind...here are my questions:

1. What would be the best price point go in at?

2. Does anyone know the estimate of a foundation repair (if necessary)?
