The Nassau/Suffolk market is definitely unique in the sense that although there are great SFH options available, multifamily options to househack are not super common - unless you find something with an accessory dwelling unit (ADU) or at least can pull permits for ADU.

A large deductible to me starts at $50,000, anything less is a small deductible (again I understand a BP'er is going to have a smaller deductible mindset).With that said it seems like many BP'ers are stuck in the rental dwelling insurance purchase.

My preferred avenue of investment is to find run down properties that need extensive renovation and then add even more value to the deal by adding square footage to the primary home or by adding an Additional Dwelling Unit on the property.
