I leave the modeling of catastrophic events like floods, terrorism, or the sequence of maintenance events to the insurance quants (I generally account for those major events when evaluating the macro market and would only do my analysis if the market was favorable.

As for Hard Money Loans; I’m more concerned about being able to refi out of those loans, but I will definitely analyze the numbers in the event I can’t refinance out. 

Attend REIA meetings, meetups and investor events to network with local private lenders.  

There are a bucket load of Meet-ups and RE Networking events and therefore opportunities to build your team.Best wishes and look forward to meeting you at an Event one day soon.

Our current pricing structure is a base price with an extra fee per guest starting at 2 and in our house rules we list “no parties or events”.
