I'm 24 years old out of the southern Indiana -Louisville area and the way you describe yourself isn't far off from how I feel about myself...I'm new to this as well and looking to form a team to possibly move forward with.

I'm located in Leicester MA so southern Worcester county would be great but certainly willing to expand outside of that if needed.  

Not quite sure what the protocol is in other states for a for sale by owner transaction, but in Southern California the escrow company organizes the closing.

Southern California ; prices by the beach Santa Monica ,West L.A etc didn't drop too much but prices in much of the valley crashed with 50 % or so drops .

I am getting ready to throw 500k in my local market here in Southern California for the brrrrr method.
