Since money is tight and a HELOC may not be possible with an LLC, I would either get the existing carpets cleaned professionally or replace the carpet with floating laminate/vinyl planks at about a dollar a square foot or less.

I see if from all angles.. owning the rental houses no matter how passive you may think they are to be successful you MUST engage..how much depends on the asset class you choose in the rental arena.
