I've seen E&O carriers spend more money on forensic examinations of computers then the loss so as not to assume liability and frequently the forensic report is vague as to what the examination found.   

Without trying complicate this subject matter... and since I just went through 3 evictions here in SoCal...There are a few nuances you have to take into consideration for your own advantage.

You mentioned Refi in the subject but you are buying so I ASSUME that you want advice on your exit.

Google satellite maps are helpful in visualizing how close subject is to risk but does not show which direction the flow will go.

A VA Underwriter will NOT give you the income on short term rental, only what appraisal survey says is market rents (on the subject with the VA loan).
