Read a few books on real estate investing to learn the power of leverage.

That all being said, I hope to connect with some of you and that maybe we can learn from each other or partner up to accomplish our goals! 

I am basically just a Lead finder.... and the only thing I know is how to do those simple steps because that was all I was instructed to do and learn.

If you invest the $25,000 in real estate, well even if you totally mess it up and buy a really bad deal, you'll still learn a lot, and what if you loose $5000-$10,000-$12,500....you still have 1/2 your money left or more.

From your other comments, it sounds like you're more interested in learning the underwriting than actually buying this deal.

I would suggest you learn how to manage it yourself for at least a year or two before turning it over to property management.
