Anyone successfully sought and received the 20% federal historic tax credits for adaptive reuse on renovation costs applicable to the income-producing units? 

It spreads your risk over multiple units, and for commercial MF (5+ units) they are valued based on the income they produce, which gives you a  lot of control on sales price valuation.....  

@Bob CarrollYes, leveraged income to an IRA generates UDFI (Unrelated Debt-Financed Income) that will produce a need to file form 990-T and pay UBIT (Unrelated Business Income Tax).Look for a CPA who specializes in tax-exempt and non-profit entities. 

Is anyone having trouble finding conventional funding for renovation? 

Are you jumping in full bore and wanting to be a top producer in no time? 

Contractors won’t even answer the phone, and even the RE folks I’ve talked to have troubles.

I am a new to this as well and am having trouble finding rents that agree with the price for the house, even in more suburban to rural OTP areas.
