I'm just looking for other ways to find "real" cash buyers, in that, when people call up off the Craigslist ad there's no evidence they have the ability to buy or more important have already made cash purchases of properties.

I've saved enough $ such that living off the rental income would be easy (once invested), and in the meantime, I don't spend much $ so this wouldn't effect my finances much.Essentially I was wondering how this might affect my ability to get a loan?

It cost the title company money to pull a full title (they can do a prelim search and look some stuff up if its online) so they usually want to make sure you have somebody who can close so they dont get stuck with a bill for a property that will never close.
