Building Buyers List

I've recently working on expanding my cash buyers list for my wholesale props using listsource.

1. Created a list using the following criteria:

Geography: Counties of interest
Property: SFR's
Equity: 100%
Market Sold Date: Last 6 months
Non Occupied Owners: In and out of state

I've bought these list and now will research them to send out direct mail to solicit their interest in my wholesale properties.

Any suggestions on improving this technique?

Michael Quarles suggested this, which is very similar, so you've got the right idea.

"Log into Listsource, pick 99-100 equity, SFR, 2-4 bedrooms, purchased within the last 9 months absentee owned. DONT remove duplicates, Corps or Trust owned."

You can also get an agent to query the MLS for cash sales, these are almost always investors. And search for the thread listing 50 ways to build your buyers list.
