Help and advice on connecting real estate agent with developer

Hi,

I am looking for suggested reading material that will give me a better understanding of how to use my abilities as a realtor to either connect with a developer, or undertake my own development operation. I think that development is needed in our area, but I need to explore how exactly I should approach that.

Any comments or suggestions would be greatly appreciated.
