This statement came after it was completely rehabbed and re-rented.Some of the damage was from the tenants while living there (broken doors, frames, drywall) and some of the damage was due to what appeared to be cat(s) living in the unit unsupervised after the tenants moved out, along with food left throughout the unit with no power for weeks.

Also, make sure the companies doing your background checks are not the source of the problem.It's not surprising the applicant would be able to provide you with a list of previous addresses and landlord contact information.

IF it is an FHA you won't be able to do the repairs yourself, but if the bank you are using is lending for their own portfolio then they MIGHT allow it but that is something you will have to work out with them.If you want a list of FHA inspection standards you can just google it and several sources will come up on the first page.

You can spend a lot of time searching for sources for "the best" numbers, but I personally question whether there is such a thing.
