This is a crucial step IMO that I see a lot of newbies make and try to skip to step 4 to apply advise they get online from a completely different market to apply to their own, when it may or may not be applicable or wise.Based on what the locals say is working, if any of those aspects appeal to you then formulate your own strategy accordingly.

they just get the transaction to close it will be up to the buyer in a sub to deal to monitor the first in all aspects payments insurance escrows etc . the TC is NOT providing servicing functions.. in all sub to s I have done we of course service our own and I have about 200 of them I have done and my dad back in the 80s did over 1000 of them..

Im pretty new to wholesaling - however from listening to some top dogs in the field i got the same advice a few times which was "talk to realtors and tell them they can double-dip with you, meaning they get both ends of the commission so try getting their pocket deals"So i would research what Mike M just told you if its crucial.. for me I just find it hard to find good deals with realtors and prefer to find sellers directly.
