One good aspect of the weather is that you can work pretty much year around and do not have to worry about basements but they can be a sales factor for northern folks that are relocating.

It's been my experience that there are no original ideas out there - and the very few ideas that are "original" quickly get what I would call clingons riding shirt tails (watch the movie "The Big Short" and you'll see exactly what I mean).If you're defining it as not following trends, I'm still not sure how that goes because people are into everything....you've got gold/silver bugs, you've got REIT investors, you got investors that follow master limited partnerships, you've got various aspects of real estate, etc., etc.Personally, I read and digest what other people have done/are doing.

Dan Barrett That's an interesting case to not limit your search terms with the wholesalers/investor mindset.Keywords are critical and at the end of the day you'll want your ad to clearly explain your offering in more detail to eliminate those who want to sell their house the "traditional way."

@Jonathan Johnson it feels a bit too much. you want to make sure your LOI includes critical timelines (financial period, due diligence, closing), purchase price, earnest money and when any of it goes hard, brokers commissions, and some bio about you and your experience if you feel it will help you get an advantage over the competition.

But I don't care how much money somebody has or how many deals they've done; if they can't empathize or at least give an encouraging direction as to how they should proceed, then don't criticize them for trying to do something to change their life.
