The home will go up on forclosure auction on 9/9- The lady filed a right to cure and the amount is 17k.

If you go big enough, going to a C corp may become better.An S corp has quarterly tax filing requirements, files its own tax returnThe owner needs to take a salary (and pay social security & medicare tax), etc.

They filed a notice of eviction, and the woman refused to leave.  

Something else to keep in mind is that there are professional tenants out there that spend their days trying to screw over landlords by filing false complaints and trying to get free rent credit for non-issues, etc.
