There are programs where the city will assist with the cost.

main driver here is how bad the covid thing really is and whether we can contain it here. it appears elderly are at most risk. with the warm weather coming, this hopefully will assist in reducing the spread. for once, we might actually prefer a hot summer. 

The second mortgage would assist with the down payment to meet the requirement.

Later down the road I plan on getting an assistant who handles only Paperwork while I can focus on deals and such.

Should I try to find a part time assistant who can arrange for bids?

I hear people all the time (like on the BP Podcast) describing how they call, or even have Virtual Assistants call, and the hosts praise them for their brilliance.

My assistant called and told them what we were doing and was able to get the Land Use Permit changed to allow it. 

Most lenders learned their lessons, and also have better procedures in place today to assist borrowers in financial hardship.
