Honestly, the best thing you can do at your stage is get exposure however you can — part-time work with a property manager, becoming an assistant for a real estate agent, helping an investor with showings or running numbers, or even working maintenance/leasing for a local landlord can give you real hands-on experience.

@Mark Soreco the other option I would suggest, is to hire a virtual assistant and have him/her handle all your tenant communication, leasing, scheduling and vendor management.
