In the meantime continue saving more money and make sure you are using your credit meaning make sure you have a credit score because when you actually begin applying that's an important part of the process so that lenders can see you are responsible at paying off any debt.

My suggestion would be to pick one strategy because they all work over time (direct mail, PPC, driving for dollars, cold calling, texting, billboards, radio), and don't stop that until you have consistent deal flow.Also, I highly suggest finding someone who is already wholesaling and get on their team!

I will say that if you are buying your own home or rentals, its a nice amount to be able to apply to your closing costs, and most firms give you a few "free" transactions like this is a year where you don't pay a split for personal purchases/sales.Being able to have a license and throw offers on every and anything you want is also extremely useful.
