Hey @Malcolm Reed - Welcome to BiggerPockets Chicago crew!

Personally, I think there is a lot of hype around wholesaling as a beginner because it has the "possibility" of doing it with low money, but talking from experience wholesaling is hard and is a TRUE grind when you are trying to get going.

Like anything else, I think the fundamentals are not that difficult, but you have to be willing to stay with it for months and months with potentially no deals because it's the consistent follow-up for months that starts generating deal flow.  You might get some one-offs that you can close, but those anomalies.  

My suggestion would be to pick one strategy because they all work over time (direct mail, PPC, driving for dollars, cold calling, texting, billboards, radio), and don't stop that until you have consistent deal flow.

Also, I highly suggest finding someone who is already wholesaling and get on their team!  Learning from others is in my opinion the most valuable skill you can learn in life.
