I live through networking and really enjoy doing so, buying my second duplex off the market through networking,  have a duplex behind my current one that I cold called the owners and they are wanting to sell contract for deed but we are in disagreement on price right now. 

My strategy doesnt change regardless if the market is hot or cold, just what I accept at a given time in terms of return changes.

I cold call absentee owner lists, bandit signs, built relationships with other wholesalers and realtors, telling people I am looking to buy homes.

Just like cold calling, answering emails, doing paperwork.

My partner and I are new to this, we just bought a list and began cold calling.

Cold Calling, Direct mail, door-to-door knocking, RVM etc.I would suggest using direct mail only if you can follow through with a proper mailing campaign.
