Drawing up a Contract for Deed deal or do I just Finance

Here I am not even 6 months into my new investing adventure.  I purchased my first duplex in Sept 18 and its going great.  Closing on my second duplex in two days, and have a handful of properties in my pipeline still. I live through networking and really enjoy doing so, buying my second duplex off the market through networking,  have a duplex behind my current one that I cold called the owners and they are wanting to sell contract for deed but we are in disagreement on price right now.  I have someone else I've met who has 6 properties that he is willing to part ways with.  I currently have him writing up all the details on all the properties and what he feels he wants for each of them, or packaging some together.  He also would be open to owner financing with $30,000 down.  He as a triplex, duplex, and 4 single family homes, one home need to be brought back to life. (not livable currently)  How do I move forward...…… or do I just slow down which I don't want to do.  I am using a home equity line for down payments currently.  I am really looking for some guidance with drawing up a contract for deed deal to approach the owners of the duplex behind mine.  I can share more details on the property if someone has some ideas.
