Cold calling Apartment complexes. Need to get around the GK

Who should i ask for when im cold calling 100 unit apartment complexes?

The people at the front desk say the owner has no interest in selling when i call. I need to get around the GK and speak to someone higher up. Or maybe i should change my pitch a bit?

Hi @Jim Growfer

You'll have to look up the owners for the apartment complex on the county tax assessor's website. 99% of the time for apartment complexes of that size the ownership will be under an LLC. From there look up the LLC on the Secretary of State's website for the particular state you are in. Manta.com can help you get the low hanging fruit on LLC ownership. For example, literally google "*LLC name* manta" and then check out the manta.com link. If you are lucky the site will show the contact person with the title of "owner" and you are all set.

After you have the owner's personal information, you will just have to skip trace them to lookup their personal address, phone number, email address, etc.  Resources could be: intelius, whitepages premium, etc.  If anyone knows of better sites for personal info please let me know!

It's a bit of leg-work but that should be all the tools you need to get the ball rolling! Good luck!
