Client owns a portion of an existing shopping center, and some of his portion is undeveloped (the “surplus property”).I attempted to buy the surplus property for my own development purposes, but I could not come to terms with the Seller.Seller (not a real estate guy) decided to attempt to self-develop the surplus.This is where my “Seller” became my “Client” as he hired me to handle the development for him.I’d put in a lot of time, but now the only way to monetize the opportunity was to pull out some consulting fees.He hired me (yes, we had a contract) to determine what to build, how much rent could be expected, to coordinate with the other tenants, navigate through the leases, the REA, etc.It now appears he is not going to pay me the last installment of my fee.Can I file a lien?

It ended up taking us 5 weeks longerWe learnt how to fix walls, toilets, install flooring, painting etc.

or at the last minute install the crazy options and some underwriter stops the deal at the 11th hour, and your stuck with there custom creation.  

If it might be used for vacation rentals I would think you will need to have A/C installed.

This allows you to be hands on and learn so that later on you know what to expect and don't pay a plumber $500 to install a toilet LOL.Questions to consider (some may factor into your leveraging);Do you have any experience in buy and hold?

I'm a newbie, and very interested in IoT installations in my properties.  

We'll be installing those tonight and also getting our contractor to install one in our other rented property when he is there tomorrow doing other work.We also had an issue with the dryer vent being clogged in the first property (reported to us by the tenant) and we're having that taken care of tomorrow. 

The prime easy target are the brand new appliances you just installed. 

Wood floors are super easy to install with a flooring nailer.

The city will be widening the road near this stretch and sent a letter asking if I would be interested in having the sewer installed.
